Damp & mould survey FAQ

How much does a damp survey cost?

Typically £150–£500 in the UK, depending on property size and how detailed the survey is (MyBuilder). See our cost guide.

What's the difference between an independent and a free damp survey?

An independent surveyor has no commercial interest in selling you a treatment. RICS recommends a JPS 2022-compliant survey, which gives an unbiased opinion and only suggests proportionate works (RICS). See independent vs free surveys.

Do I have rising damp?

Possibly, but it's often misdiagnosed. Failure of an original damp-proof course is extremely rare, and condensation is the most common cause of damp (RICS; GOV.UK).

Can a damp meter diagnose damp?

Not on its own. Damp meters are accurate in timber, but in masonry they can give high readings from salts and other conductive materials (RICS).

How long does a damp survey take?

Usually 1–2 hours for a flat and 2–3 hours for a house, longer for detailed surveys (MyBuilder).

Is black mould dangerous?

Damp and mould can cause breathing problems, infections, allergies and asthma, and affect mental health. Children, older people and people with health conditions are most at risk (GOV.UK). See mould and health.

Does Awaab's Law apply to private landlords?

Not yet. It applies to social landlords from 27 October 2025. The government is consulting on extending it to private renting, no earlier than 2027 (GOV.UK).

I'm a tenant – should I pay for a survey?

Usually your landlord should investigate. Report it in writing first. If a private landlord doesn't act, contact your council. See landlord duties.

Do you carry out surveys yourselves?

No. We're a free introduction service. We pass your enquiry to up to 3 local surveyors, who quote you directly. See how it works.
